Job Summary:
We are seeking a highly motivated and detail-oriented Senior Property Accountant to join our dynamic team in Dubai's thriving real estate sector. The ideal candidate will be responsible for managing the financial accounting and reporting for a diverse portfolio of properties. This role requires a strong understanding of accounting principles, real estate finance, and the ability to collaborate effectively with various stakeholders.
Key Responsibilities:
- Financial Reporting: Prepare and review monthly, quarterly, and annual financial statements for assigned properties, ensuring accuracy and compliance with accounting standards and company policies.
- General Ledger Management: Oversee the general ledger activities, including journal entries, reconciliations, and financial audits. Ensure all transactions are recorded accurately and timely.
- Budgeting and Forecasting: Collaborate with property management teams to develop annual budgets and forecasts. Monitor performance against budgets and provide variance analysis and recommendations.
- Accounts Payable and Receivable: Manage the accounts payable and receivable processes, ensuring timely payments and collections. Review invoices for accuracy and proper documentation.
- Cash Management: Monitor cash flow and prepare cash management reports. Ensure adequate funds are available for property operations and capital expenditures.
- Tax Compliance: Ensure compliance with local tax regulations and assist in the preparation of tax returns and required documentation.
- Property Management Software: Utilize property management software for financial reporting, data analysis, and operational efficiency. Train team members on software usage as needed.
- Team Leadership: Mentor and guide junior accounting staff. Foster a collaborative environment and encourage professional development within the team.
- Audit Coordination: Prepare for internal and external audits by providing necessary documentation and explanations. Address audit findings and implement corrective actions as required.
- Stakeholder Communication: Liaise with property managers, investors, and other stakeholders to provide financial insights and address any accounting-related inquiries.
Qualifications:
- Bachelor’s degree in Accounting, Finance, or a related field. A professional accounting designation (e.g., CPA, ACCA) is preferred.
- A minimum of 5 years of experience in property accounting, real estate finance, or a related field.
- Strong understanding of accounting principles and practices, particularly in the real estate sector.
- Proficiency in accounting software (e.g., Yardi, MRI) and Microsoft Office Suite, particularly Excel.
- Excellent analytical skills with a keen attention to detail.
- Strong organizational and time management skills, with the ability to manage multiple priorities and meet deadlines.
- Exceptional interpersonal and communication skills, both written and verbal.
- Ability to work independently as well as collaboratively in a team environment.
